A minichiller is an air-to-water system. Unlike a conventional split air conditioner — which cools air directly and blows it into a room — a minichiller uses a refrigeration circuit to cool or heat water, which is then pumped through pipework to terminals around the building. This opens up a range of applications that a standard AC system simply cannot serve.
A minichiller can feed a hydronic underfloor circuit — something a split AC unit cannot do. Warm water in winter provides radiant floor heating. Cool water in summer is possible, but requires dew-point control: on the Costa del Sol, high summer humidity means floor surfaces can reach condensation point without it. A correctly designed system includes a dew-point sensor that adjusts water temperature to prevent this. We specify it as standard.
Wall or ceiling-mounted fan coil units in each room or zone connect to the chiller water circuit. Standard in hotels, apartments and commercial spaces — each unit has independent temperature control and the chiller serves the whole building from a single plant.
Modern high-efficiency low-temperature radiators work well with the output temperatures a minichiller produces. A practical solution for properties where underfloor heating isn't an option but a conventional boiler is being replaced.
Some minichiller configurations also serve a hot water cylinder, providing domestic hot water for showers and taps from the same unit — reducing the need for a separate water heater.
A standard minichiller cools only. A heat pump minichiller adds a three-way reversing valve that switches the refrigeration cycle, allowing the same unit to heat the water circuit in winter. The principle is straightforward: reverse the cycle, reverse the direction of heat transfer. One system handles summer cooling and winter heating — at efficiencies of 300–500%, far exceeding any gas boiler or electric resistance heater. If your unit has a heat pump, it should be doing both jobs. If it isn't, that's worth investigating.
