Modern construction on the Costa del Sol has become increasingly airtight — excellent for keeping cool in summer and warm in winter, but without controlled ventilation, the same sealed envelope that saves energy traps humidity, CO₂, cooking odours and volatile compounds from furniture and paint.

The result is poorer air quality, condensation on cold surfaces, mould growth in hidden corners, and — over time — structural damage. The Systems

Two approaches to controlled ventilation

The right system depends on your property type, renovation scope, and whether heat recovery is a priority. We'll recommend the correct solution after a free site survey.

CMV — Controlled Air Renewal

Controlled mechanical ventilation without heat recovery: stale air is extracted from wet rooms via a centralised or distributed extract system, and fresh air enters naturally through trickle vents or purpose-built supply points. Simpler to install than HRV and fully compliant with CTE DB HS3 requirements.

CTE DB HS3 (the Spanish Technical Building Code, section on indoor air quality) mandates minimum ventilation rates for all new builds and major renovations. Non-compliance can affect your building licence and create issues when selling. Our designs are calculated to meet the required flow rates for each room type, and we provide the documentation you need for the works to be signed off correctly.

From survey to sign-off

Good ventilation starts with the right design. Airflow rates, duct routing, unit selection and noise levels all need to work together — which is why we always begin with a proper site survey before recommending anything.

    Free site survey

    We assess the property — floor plan, room volumes, existing HVAC, renovation scope — and calculate the ventilation rates required under CTE DB HS3.

  2. 2

    System design

    We select the right system (HRV or CMV), size the unit, design the duct layout and specify grille positions for balanced airflow throughout the property.

  3. 3

    Installation

    Our own engineers carry out the full installation — ducting, unit, controls and electrical connections. We coordinate with your architect or builder when part of a larger project.

    Commissioning & handover

    We balance airflows across all grilles, test the system under operating conditions, and hand over with a full explanation of filter maintenance and controls.

→ Things to consider

  • HRV ductwork is easiest to route during construction or a full renovation — retrofitting into a finished property requires more planning
  • Annual filter cleaning or replacement is required — a simple task but it needs to be done
  • In very open-plan properties with high natural air change (older construction, single-skin walls), the benefit of a full HRV system is lower
  • System sizing matters — undersized ventilation doesn't solve the problem, oversized creates noise and draughts
